Modular Homes Moving Into Ohio Manufactured Communities

An interesting discussion happened in Ohio has resulted in a decision that allows for modular homes in manufactured home communities.

A modular duplex built by Adventure Homes within the envelope of a manufactured home for affordable and workforce housing.

The first question I had was “why would a modular company ever want their homes in a manufactured community?”

The answer is one of the strangest and also one of the brilliant I’ve seen in quite some time.

It seems that Ohio and most other states don’t allow anything but single family manufactured homes into communities but with the need for affordable housing what could communities do to get more residents.

This is the brilliant part. Why not ask for a change in the rules that would allow modular duplexes built on manufactured home production be allowed in those communities.

Enter Adventure Homes, a HUD manufacturer, with a modular single wide duplex. As I said, it’s a brilliant idea and now look for more states to begin allowing modular single wide duplexes.

  1. Not sure I agree with the brilliance of this. As we continue to blur the lines between modular and manufactured, soon there will be no more modular.

  2. This is consistent with the "CrossMod" concept and marketing.
In this case Dual manufacturer has blurred the zoning and setbacks which can or will make an argument that manufactured "CrossMod" could be placed in single family or commercial zonings
